Real estate agencies do not like to negotiate commissions!
Extract
from the REIQ website: The Property Agents and Motor Dealers
Act 2000 regulates the real estate industry in Queensland.
Introduced on July 1, 2001, this legislation has changed the
way consumers buy and sell property in this State. The Queensland
Government, in consultation with the REIQ has set the commission
for real estate agents at a maximum of 5% of the first $18,000
of the sale price and 2.5% of the balance of the sale price.
10% GST is also payable on the agent's commission.
We DO NOT charge any commissions!
Not only do we not charge agent
commission, we also do not make it known to your buyers that
you are not paying us a commission.
As soon as the buyer knows you
are not paying a real estate agent or agency commission, they
use this to offer a much lower price seeing you will be making
more profit on the sale. If this occurs, then you will be
in a worse off position.
Choosing an agent who has a sign
out the front of your property with wording such as 'SAVE
COMMISSION or FIXED FEE SELLING' will not help you to achieve
the best price possible for your property!
